Market ready - make it shine.

Once you’ve called James Ferris Property and spoken to James about listing your house, you may wish to use some potential lockdown down time to get your house market ready.  The market is very buoyant at the moment, and listed properties are moving very quickly.  If you are considering selling your home after lockdown, it may be an opportune time to step back, have a look around your house and make a list of the jobs to complete before listing the property.

Grab a pen and paper, and put your buyer’s hat on.  Starting from the street, look at the house as if you were inspecting to buy it.  Write down anything you notice that needs fixing.  It could be as simple as a bit of weeding or tidying out the front to a missing roof tile.  Walk through the house and finish your list.

Always talk to James before committing to any major expenses prior to selling your house such as repainting, changing flooring or renovations.  But below is a list of things you can easily do in lockdown to get your home presentation ready.

FRONT OF HOUSE

Make sure your paths are weeded and swept, driveway is cleaned, your front garden is tidy, flower beds weeded, mulched and lawns mowed.  Sweep away any cobwebs from front door and windows.  Bins neatly placed and rubbish cleared.  Put any shoes or bags away inside.

FURNITURE

Overcrowding a room with too much furniture will make the room feel smaller than it actually is.  If possible, take some furniture out and store in the garage or a shed.

DECLUTTER

Start with the main areas of your home, ie your kitchen, family/lounge and main bedroom.  Clearing as much clutter out as possible will not only make your home more visually appealing and larger, it will also make it easier for you to keep looking tidy for inspections.  It is better to have items stored neatly in boxes in the garage than to have clutter throughout the home.  Put away personal items for now.

KITCHEN

Keep only what is necessary on the kitchen bench, putting as much away in cupboards or a pantry as you can. Make sure any utensils left out are stored neatly. This will help the kitchen look spacious, and again make it easier to keep clean or do a quick tidy for an inspection.

BATHROOM

Declutter products from the shower and bath so the area looks tidy and store any beauty products away off the bench. Make sure your shower screens, tapware and tiles are sparkling clean.

CUPBOARDS

Storage is something most buyers are looking for in a new home, so you should not forget to tidy and wipe out your cupboards. If they are overflowing, consider removing and storing items not regularly used.  Make sure they are all neatly organised.

SURFACES

Remove most ornaments off surfaces, it will make the room look more appealing and dusting easier.

WALLS

Having too many pictures on the wall can visually clutter the space, even removing posters from the kids’ walls will make an instant difference to the room.

BACKYARD

Not every yard will be landscaped to perfection. But make sure lawns are mowed, pets are cleaned up after, garden beds are weeded and freshly mulched and alfresco area is tidy and clean.

SCENT

The smell of your home can make an impact on your buyer.  Aim for fresh and inviting, and eliminate any odours left by cigarettes, food or pets.  Giving the house a good clean is your best start.  When you start having inspections, open up a few windows to let fresh air in and consider burning a lightly scented candle at the entry point.

CLEANLINESS

In addition to your regular cleaning of kitchen, bathrooms, toilet, dusting, vacuuming and washing floors etc, pay attention to the following areas;

·         Clear up any mess/clutter

·         Wipe all benches

·         Wash windows

·         Dust blinds

·         Dust skirting boards

·         Clean light switches

·         Clean the oven

·         Clean the dishwasher

·         Clear away cobwebs

·         Clean window coverings

PETS

Make sure the back yard is tidy and any cat litter is fresh.  Be prepared to put pet food and cat litter away in the garage and take your pets with you for inspections if you can
